Weather Stripping

Wood window sashes provide a classic aesthetic to your home and, when properly maintained, can last for a long time. They may, however, become damaged or degraded with time due to exposure or normal wear and tear. Sash repair specialists can restore windows back to their original condition and maintain their appearance longer than replacement windows.

The first step to sash window repairs is addressing weather stripping, which is found on both the sash as well as the frame. It could cause drafts if damaged or is loose. To fix it, start by finding your window brand and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its width and height so that you can get replacement weather stripping that matches.

Then, you can remove the sash from its holder, and place it on an even surface that allows you to reach all four sides. If your sash has a double glazed window repairs-hung, you'll also need to remove the weights and their ropes, which should have fallen into the intended pocket in the jamb liner. After you have removed the sash using the utility knife, take off the weather stripping that was left by hand or with the putty blade.

When the sash is clean and clean, you can put in the parting stops. These are long pieces that separate the sashes. Pam prefers to replace them with standard 1/2-inch by 3/4-inch window trim from the lumberyard, but you can also replace them with a piece of scrap wood.

It's good to know that replacing and repairing this hardware is often straightforward and cost-effective. If you're having trouble opening a sash, spray some oil into the jamb channel. Then, slide the sash out to see if that fixes the problem. If not, the problem is most likely due to the balance of the sash and you'll need to remove the sash to gain access to this hardware.

Window sashes need to be able to open and close with minimal effort. However, this can be difficult if weights are worn out or the sash-to rail connecting rail isn't properly glazed. This problem can be caused by a variety of reasons, such as insufficient maintenance or an incorrect weight rating for the particular sash.

If the hinge arms of a window are starting to sag, this can cause the sash to slide and eventually strike the frame in the corner that's directly opposite the hinge arm (Photo 1). To remedy the issue ensure that the sash is centered in the frame opening, and then take it off. If the sash has been screwed to the hinge arm, you'll have to loosen the hinge arm and replace it (Photo 2). Then, you can install the new sash (Photo 3).

Because of sagging hinges and a general deficiency in energy efficiency, windows that are old, especially those in older homes, can be difficult to open or close. In many cases, a few simple repairs can transform these windows into smooth operation again and save the homeowner cash on energy costs.

It is crucial to have the tools you need before you start. Mark the location of the hinge channel on the frame (Photo 1) using a pencil. This will allow you to position the channel in the right position after you've finished. Then, remove the sash and take off the hardware including the beads that separate (Photo 2) and the cords or chains which hold it in place. Heat gun with nozzle shield and a medium setting can soften any hardened glue. Take off the old sash and store it in an bag that is labeled.

Sash Weights

Sash weights are able to be replaced to enhance the efficiency of your window sash, and also reduce the energy cost. Sash weights are heavy, lead or iron cylinders enclosed in a hidden cavity and connected to the movable window sash using a rope. They function as counterbalances, which allows you to open and close the Window Repair without the need for mechanical or electrical devices. If they fail, sashweights are usually ignored or disabled by homeowners.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll need to find one that fits correctly. You will also require a new piece of string, a length of sash cord and some sash pulleys to connect the new sash weights the sash cord.

Mortise and Tenon joints can be used to join old wood windows. Hammers and pins can be used to take out the wood pegs that hold the parts together. Most of these pegs have large diameters on one side and a smaller one on the other side, so it is important to remove the smaller-diameter ones first. Later sashes utilized glue instead of pins. They can be separated by using a knife or mallet.

After the sash is removed, you can take off the sash stops and gain access to the pockets for weights. This is typically done by drilling a small hole at the bottom of every jamb. This hole is covered by a wooden access panel which can be removed so that you can see the inner workings of the frame.

Once the sash is stopped and the access panel is removed, you can take off the old weight and replace it. Make sure you weigh the sash before you do this, since the weights that were previously used may be a different size than what you require. After the new weight has been installed, thread the string through the sash pulling mechanism. Then, you can attach the string to the boxed frame. Leave a few inches at the head of the string to allow future adjustments.

Sash Cords

Most old double-hung windows have a cord or chain connected to the weights that keeps the sashes level in the jamb. Over time, these cords may become damaged and make it impossible to raise windows. A new sash cord can restore the ability to move the sash up and down and will keep it in its place when it is opened.

To replace sash cords the first step is to remove the access panels from the jambs. These are usually attached by nails or screws and need to be removed. You might be able to employ a hammer and chisel to prise them off, but it's always better to lay down dust sheets prior to commencing any work.

After you have removed the access panel, you are able to begin working on the sash. Prise the narrow parting beads (also known as "tie rails") out of their grooves with the chisel or flat bar. It's important to take your time as they're often stuck or nailed to the floor. If the sash remains in place, break the mortise and tenon joints with a hammer and pin punch or screwdriver, then remove the wood pegs on each component. The sash should move around freely now, however it may require some lubrication in order to feel less stiff.

With the sash in an open position Take a measurement of the sash chain to reach from the pulley on the top of the jamb to the sash slot at the bottom. Cut the cord or chain and then fix it using the step 6 above. You can use either a hammer, nails, or screws. However, nails are less likely to cause damage.

It is best to keep the weights that came with the original counterbalance unless you have purchased a kit that will replace the counterbalance. It's not expensive to buy them from architectural salvage stores and they'll be easy to install once you have the sash opened. Depending on the size of your window one or two sash weights could be needed to keep it open.
